Home Equity and CLTV Calculator

Work out how much equity you have in your home, and what share of its value you still owe. Both figures decide what a lender will consider lending you.

How much equity do you have?

Enter three numbers to see your estimated equity and what borrowing at different limits would look like. Nothing you type leaves your browser.

What you believe the property is worth today.

What you still owe. Enter 0 if the property is owned outright.

Optional. Leave blank if you are not sure yet.

Everything you type stays in your browser. Nothing is sent to this site, and nothing is saved.

Lenders usually describe this limit as a combined loan-to-value ratio, or CLTV. It counts every loan secured against the property, not only the new one. Most home equity lenders set a maximum CLTV somewhere between 80 and 90 percent, though the figure varies by lender and by property, and some publish no figure at all. Where a lender we cover has published its limit, it is on that lender’s profile with the source we read it from.

This is an estimate based on the value you enter. A lender will use its own appraisal or valuation, which may not match. See our site disclaimer for what these results are and are not.
